Emery sacked by Arsenal as Ljungberg takes temporary charge

A dreadful run of form and the perception that the team lack a clear plan have seen the 48-year-old shown the exit door

Arsenal have confirmed the sacking of head coach Unai Emery after 18 months at the helm and have placed assistant Freddie Ljungberg in charge on a temporary basis.

Former Sevilla and Paris Saint-Germain boss Emery took over from the long-serving Arsene Wenger in May 2018 and went on to lead the Gunners to the Europa League final last term, ultimately losing out to Premier League rivals Chelsea.

A summer of recruitment saw Nicolas Pepe, Kieran Tierney, David Luiz, Dani Ceballos and exciting young forward Gabriel Martinelli join the ranks as Arsenal planned to push for a return to Champions League football.

Fortune hasn’t the favoured the Gunners of late, however, with the club sitting eighth in the English top-flight and they are now without a win in seven matches in all competitions, forcing the board’s hand to make a change in the dugout following Thursday’s 2-1 home defeat by Eintracht Frankfurt.

A statement released by the club’s official website reads: “We announce today that the decision has been taken to part company with our head coach Unai Emery and his coaching team.

“The decision has been taken due to results and performances not being at the level required.

“We have asked Freddie Ljungberg to take responsibility for the first team as interim head coach. We have full confidence in Freddie to take us forward.

“The search for a new head coach is underway and we will make a further announcement when that process is complete.”

Non-executive director Josh Kroenke added: “Our most sincere thanks go to Unai and his colleagues who were unrelenting in their efforts to get the club back to competing at the level we all expect and demand.

“We wish Unai and his team nothing but future success.”

Ljungberg now faces a trip to relegation-battling Norwich on Sunday tasked with arresting Arsenal’s longest winless streak since February 1992 and a return to challenging for a top-four finish.

The defeat by Frankfurt in what proved to be Emery’s final match in charge also means Arsenal are not yet through to the knockout stages of the Europa League, although only a heavy defeat away to Standard Liege in their final group fixture will likely prevent their progress.

Liverpool release first images of proposed £60m Anfield redevelopment

The new Anfield Road stand would take the stadium’s capacity up to 61,000 with a planning application expected to be submitted in 2020

Liverpool have unveiled ambitious plans to increase Anfield’s capacity beyond 60,000.

The £60 million expansion would see around 7,000 seats added to the Anfield Road End of the stadium, with the club hoping to submit a formal planning application as early as spring 2020.

Goal confirmed earlier this month that the Anfield Road redevelopment was set to take a step forward with local residents and businesses invited to a series of public consultation events, which will take place over the next week.

And now Liverpool have released the first images of the proposal, which would take the stadium’s total capacity to around 61,000.

“Our ambition is to allow more fans to enjoy some of the best football in the world,” said Andy Hughes, Liverpool’s chief financial officer.

“We have always been looking at a long-term development plan for Anfield and we have been looking specifically at Anfield Road as the next step.”

Liverpool announced in August that they had scrapped initial plans for an upgrading of the Anfield Road End. Outline planning permission for the addition of around 4,000 extra seats, which was first applied for in 2014, was allowed to lapse with club owners, Fenway Sports Group, believing the design to be insufficient.

The new proposal would see 7,000 seats added, the majority of which would be general admission. Plans for extra hospitality facilities, as well as an indoor fan-park, are also included.

Significantly, the redevelopment would mean the Kop, Anfield’s most famous stand, becomes its smallest. Currently, the Kop holds around 12,400 fans, but it will be dwarfed by the new Anfield Road stand, which would house up to 16,000.

Hughes added: “I am biased but I believe Anfield is one of the best footballing experiences in the world, so I really believe the decision to stay [and redevelop] was the right one.

“It respects the history of the club, it is a special place with its own special atmosphere and we are trying to respect that as part of this development, while also delivering some new, modern facilities for the fans and the players.

“I think we are trying to get the best of both worlds through this development and long-term plan.”

The proposed redevelopment would see a stretch of Anfield Road, between Skerries Road and 96 Avenue, closed permanently, while Liverpool are also exploring the opportunity for permanent permission to hold concerts and other major events at Anfield, including other sporting events such as Gaelic games and American Football.

Opposition from some quarters is anticipated, with residents and business owners expressing concerns over issues such as traffic, light and noise.

Ian Byrne, who will be Labour’s parliamentary candidate for West Derby in the forthcoming General Election, has campaigned for a new train link to Anfield, which would help alleviate traffic issues around the stadium on matchdays. At present, the nearest rail station is at Sandhills, one-and-a-half miles away.

Liverpool intend to hold a second consultation period in the New Year, after which their plans are expected to be finalised and a full planning application submitted.

“I think there are very clearly three hurdles and they are all really important,” said Hughes. “It is all aspects of consultation with the local community, residents, local businesses, community groups.

“Then getting through the planning process is equally important, and creating a financially sustainable model for the stand is equally important. Without any of those in place a build will not go ahead.”

Hughes confirmed that Fenway Sports Group would look to borrow the money for the redevelopment from the club’s existing lenders.

“We have had incredible support from our ownership group and that support has been around taking good football and business decisions for the club,” he said.

“Money is not free. We will be borrowing money to finance this stand.

“Our plan is still to be finalised but to use our existing banking facilities, our revolving credit facility. We are in the process of finalising that at the moment, but it will be financed locally.”

Hughes added: “The club financially is in significantly stronger shape. We have seen consistently strong revenue growth since FSG took over. We have gone from some heavy losses through to a breakeven period through to a profitable period, so we have seen improvement throughout the club, on and off the pitch, in all aspects of our operations and commercial activity.

“So yes, we are in a much stronger place and the fact we can finance this locally within our revolving credit facility demonstrates that.”

Hughes would not be drawn on the idea of freezing or reducing ticket prices for the new stand, saying only: “Our ticketing strategy will come later. We need to get through several hurdles first before we get to that stage. We are trying lots of things to improve local affordability of tickets and access.”

‘Liverpool haven’t got better players than Man Utd or Arsenal’ – Belief is key for Klopp, says Barnes

The Reds legend believes spirit has carried those at Anfield a long way, with there little to choose between their squad and those of domestic rivals

Liverpool “haven’t got better players than Manchester United or Arsenal or Tottenham”, claims John Barnes, with the Reds’ success built on “more belief”.

Jurgen Klopp’s side have become Champions League winners and serious contenders for the Premier League title.

Big money has been invested in a star-studded squad, but the same can be said for domestic and European rivals.

Liverpool have found a way of getting everybody playing to their full potential, while those at Old Trafford and Emirates Stadium struggle for consistency and a clear footballing philosophy.

Barnes believes it is that which separates the Reds from their competitors, rather than any quality issues, with the men from Merseyside proving what can be achieved with the right mindset.

The Anfield legend told The Offside Rule Exclusives: “Liverpool haven’t got better players than Manchester United or Arsenal or Tottenham.

“What they have is more harmony, more belief, togetherness, and belief in the manager.”

Liverpool’s efforts in 2019-20 have seen them open up an eight-point lead at the top of the Premier League table.

A 30-year wait for top-flight glory could soon be brought to a close, but the Reds discovered to their cost last season that anything can happen over the course of a gruelling campaign.

Klopp’s side are considered to have played better last term than they are in the present, with defensive leaks posing a problem, but Barnes claims that counts for little when positive results are still being collected.

The ex-England international added: “Of course, I’ll be happy to win the league on 90 points this year, but I won’t say that this is a better season than last season, if we lose three games and win the league on 90 points.

“It’s an exciting time because we have now given Jurgen support. We trust him and we always have.

“When you have that harmony and togetherness, the fans, the Liverpool family or football family, generally speaking, you can succeed.”

Liverpool will be back in action on Saturday when they play host to Brighton, with a derby date against Everton and trip to Bournemouth then set to carry them through to a crucial Champions League clash with Red Bull Salzburg on December 10.

Arsenal's Europa League defeat seals worst run since before Wenger

The Gunners succumbed to a disappointing 2-1 defeat at Emirates Stadium which is sure to pile more pressure on under-fire boss Unai Emery

Arsenal’s defeat at home to Eintracht Frankfurt in the Europa League on Thursday night extended their winless run to seven matches – the longest they’ve gone without a victory since before Arsene Wenger was in charge.

The Gunners took the lead at the Emirates thanks to Pierre-Emerick Aubameyang’s low finish right on half-time, but the German outfit re-emerged after the interval with a renewed purpose.

Daichi Kamada equalised for Frankfurt 10 minutes into the second period, firing an unstoppable shot past Emiliano Martinez and into the far corner from the edge of the box.

The Japanese midfielder grabbed a second nine minutes later, producing another brilliant strike from outside the penalty area to stun the home supporters into silence.

Frankfurt held on for a famous 2-1 win and moved to within a point of Arsenal at the top of Group F in the process , with one match left to play.

The Gunners are not yet certain of a spot in the Europa League knockout phases, and calls for Emery to be replaced in the Emirates hot seat will likely increase after another damaging setback.

Arsenal have not won any of their last seven matches in all competitions – recording five draws and two defeats – which is a worse run than Wenger ever managed during his 1,235 games in charge.

The last time Arsenal waited this long for a win was way back in February 1992 under George Graham, who oversaw eight matches without a victory.

The north Londoners were also unbeaten in their previous 46 matches in all competitions when leading at half-time before Thursday night’s clash, since suffering a 2-1 defeat at Watford in October 2017.

Emery must now look ahead to a trip to Norwich in the Premier League on Sunday, which takes on even greater significance heading into a hectic festive period.

Arsenal are eighth in the top flight after 13 fixtures and already eight points behind Chelsea in the race for the final Champions League spot.

To make matters worse, Emery’s men have led in five games during their current seven-match winless run.

After their showdown with the Canaries, Arsenal will prepare to host Brighton next Thursday, before travelling across London to face West Ham four days later.

Our Family Of 5 Lives In 850 Square Feet. Here's How We Organize Our Life.

We’re a family of five living in an 850-square-foot condo in downtown Toronto. How did we get here?

Let’s begin in 2014, when my husband Kiran and I had our first child, Isha. Rather than buying a house — which would have cost us well over a million dollars and leave us living paycheque to paycheque servicing the mortgage — we opted for a smarter investment in a smaller space.

We bought a house-to-triplex conversion in Bloordale Village and took up residence in a 900-square-foot unit within. It had one bedroom, one bathroom and a shared laundry space. Our goal was to eventually convert the triplex into a single-family home when we needed it. As time passed, however, we realized that we enjoyed our compact lifestyle. A smaller unit was easy to maintain, gave us access to the city and was a short walk to restaurants, street festivals and parks.

We put off the renovation, rented out all three units in the triplex, and moved into a rented two-bedroom-plus-den condo in 2015. We had our second child, Kian, the next year. We adapted by turning the den into a nursery, but by then things were starting to feel a little cramped.

That’s when Kiran came across Minimalism: A Documentary About Important Things on Netflix. It had an immediate and profound impact on us. We didn’t need more space — we needed less stuff. We started by purging old textbooks, garbage bags full of clothing, random kitchen gadgets and shoes. Little by little, the space opened up.

In 2018, when our third child, Josh, was born, we felt confident we didn’t need a bigger place to call home. Make no mistake — it’s definitely cozy in here — but the positives outweigh the negatives for our chosen lifestyle.

And you know what? After a full year as a family of five, we’re still not yearning for more floor space. Here are some ways we keep things organized and clutter-free.

Furniture and decor

We found it essential to avoid bulky furniture like a coffee table, wide shelving units or a three-piece sofa set. Instead, we went for condo-sized furniture found at stores like IKEA, BLVD Interiors and CB2.

Throughout the condo, we have pieces that stow easily — folding chairs hung behind bedroom doors, a large table with wheels that folds away — and don’t have a dedicated dining table, freeing up floor space.

As for decor, we try to keep things as simple as possible. We don’t have many decorative pieces and very few photographs. Using neutral colours helps the space look less cluttered.

Organization and storage

The crib, our beds and couch have storage spaces beneath them, fitting slim containers containing diapers, paper towels, toilet paper, baby wipes and travel essentials. Our ceilings hit 8.5 feet throughout, so we took advantage of this with tall, narrow shelving units and cabinets.

The back of every door in the condo also has some kind of over-the-door organizer to store things like our ironing table, cloth diapers, shoes and miscellaneous cords and chargers.

Every closet, storage cabinet, pantry and shelf contains clear containers, labelled baskets and bins for things like craft supplies, hats, tools, baby items, dry goods, shoes, toys, disposable plates, cups and cutlery.

Clothing and closets

In order for everything to fit in our closets, we created capsule wardrobes for each family member. Most of our clothing is basic and neutral, and can easily be mixed and matched to create a variety of outfits. We each have approximately 40 to 50 pieces of clothing and we’re working on reducing that number.

In the kids’ shared bedroom, we added a second rod to maximize their closet space and added labelled clothing dividers to give each garment a home. Our master bedroom is approximately 200 square feet, and a regular-sized dresser or chest of drawers would not fit. Instead, we repurposed slim shoe storage organizers to store clothing.

Morning routine and bathroom situation

The key to avoiding hectic mornings: two bathrooms. One has a shower and the other has a bathtub. Around 5:30 a.m., Kiran and I take our showers and prepare for the day before the kids are awake. We give our kids baths in the evening.

When the little ones do wake up, they take turns brushing their teeth in the master bedroom’s ensuite bathroom. They still need our help, so while one parent helps one child brush, the other parent helps the other child dress.

Meanwhile, Baby Josh is usually happily eating away in his hook-on high chair.

Saving and spending money

The great thing about living a more minimalist lifestyle is that you’ll waste less money on things that you don’t really need. We estimate we save approximately $300 to $500 a month on things like shoes, clothes and gadgets.

That said, we still spend a lot of money, we just choose to spend it differently. We gravitate toward experiences like vacations, restaurants and activities with the kids.

We’re also able to afford services that make our lives a lot easier. During my maternity leave, we were able to put Kiran in full-time daycare. Daycare costs in Toronto range into the thousands every month, depending on a child’s age. We also have a housekeeper that helps us with laundry, cleaning and meal prep three evenings every week.

With a smaller mortgage compared to a full-sized Toronto house, we have been able to put our money to work for us. We now own several income properties.

The downsides

Since our children are still small and always want to be around us, they’re not craving their own space — yet. However, as they get older, I’m sure they’ll want more privacy.

The limited space means you have to consistently dedicate time to decluttering, and you have to be very organized in order to live comfortably. Luckily, I actually enjoy simplifying and organizing, and I’ve been able to apply these skills to Tiny and Tidy, where I teach others how to declutter their homes and get organized.

Lastly, we don’t have a large foyer or mudroom. When we’re all heading out the door in the morning, it can get a bit cramped when trying to put on our shoes and jackets at the same time.

Canadian House Prices ‘Set To Surge’ In 2020, Forecasts Say

MONTREAL ― Next year is looking bright for Canada’s housing markets ― maybe too bright, if you’re hoping for more affordable housing options.

A number of new housing-market forecasts are predicting an acceleration in house prices next year, thanks to lower mortgage rates and increased demand from first-time buyers and immigrants.

The most optimistic forecast (or the most pessimistic, if you’re hoping for lower prices) comes from Capital Economics, which in a report last Friday said “momentum is building” in house price growth. If things stay at their current trend, house price growth will be running at an annual rate of 6 per cent by March of next year.

Watch: Where you can find the best value condos in Canada. Story continues below.

“The rise in the sales-to-new listing ratio suggests that house price inflation will surge,” senior Canada economist Stephen Brown wrote.

The sales-to-new-listing ratio measures how many houses are selling against how many houses are coming on to the market. The higher the ratio, the tighter the market, so the larger the price growth you can expect.

Though it varies from market to market, in general a ratio above 60 per cent suggests price hikes ahead. According to data from the Canadian Real Estate Association, that ratio was 63.7 per cent for the country as a whole in October, well above the 54 per cent long-run average.

Brown said the increased demand for housing comes from “a combination of (lower interest rates) by central banks elsewhere in the world and expectations of interest rate cuts in Canada.”

The best rates available for a five-year fixed-rate mortgage at the major banks fell to around 2.7 per cent today from 3.5 per cent at the start of this year, Brown said, citing data from RateSpy.com. The lower rates mean Canadian buyers can afford about 10 per cent more on the purchase price of a home than they could a year ago.

Vancouver ‘returning to buyer’s market’

In a separate forecast, real estate agency Re/Max said buyers are becoming more enthusiastic, and “increased consumer confidence could be a key factor affecting the housing market in 2020.”

The report predicted a 3.7-per-cent increase in house prices nationwide, with Toronto prices rising 6 per cent next year, roughly doubling this year’s pace.

It also sees price growth returning to Vancouver’s market after more than a year of declines. It expects the pricey west side of Vancouver will return to being a “buyer’s market” by next spring, while the east side of the city will experience a balanced market.

“B.C.’s housing market is recovering much quicker than anticipated due to improved affordability and increased housing demand, driven by lower mortgage rates, first-time buyer incentives and population growth boosted by international migration,” Central 1 Credit Union said in a report released this week.

After falling nearly 7 per cent this year, Central 1 expects house prices to rise in the Vancouver area by 3.6 per cent next year, and 6.3 per cent in 2021.

Some parts of the market ― such as Greater Vancouver and the single-family home market in Greater Toronto ― have seen price declines over the past few years, which have also helped improve affordability. A recent report from National Bank of Canada said affordability improved for three straight quarters this year, although prices still remain elevated, compared to incomes, in many cities.

But with prices expected to accelerate, many experts warn affordability could start worsening again soon.

Policies miss the mark

And if affordability is the goal, experts are growing increasingly convinced that the solutions proposed by policymakers are missing the mark. Evan Siddall, head of Canada Mortgage and Housing Corp., is among those arguing against policies to help homebuyers, such as the Liberal government’s first-time homebuyer incentive or the Conservatives’ proposal to extend insured mortgage amortizations to 30 years.

In a market with limited supply, giving people more buying power will only drive up prices, Siddall argues. He estimates that, if all the housing policies proposed by the major political parties were put into effect, the result would be house price increases of up to $16,000 nationwide, and up to $40,000 in Toronto and $80,000 in Vancouver.

“I don’t know why this debate is still happening,” he told the Financial Post in a recent interview. “And I don’t know why people are vulnerable to it because it’s just obvious that if you push prices higher, you’re going to make the (affordability) problem worse.”
